HOA LAWS & REGULATIONS
Federal laws - In addition to state law regulations, the federal government has laws that govern the operation of homeowners' associations, condominiums, and other residential properties in the state of Alaska.
Alaska Horizontal Property Regimes Act, Alaska Stat. § 34.07.010, et seq.: The statute governs the formation, management, powers, and operation of horizontal property regimes that expressly elect to be governed by the Act by recording a Master Deed (or Declaration). See § 34.07.010.
Alaska Uniform Common Interest Ownership Act (AUCIOA), Alaska Stat. § 34.08.010 et seq. The AUCIOA governs the formation, management, powers, and operation of all common interest communities (condominium, planned community, or real estate cooperative) created after the statute's effective date of January 1, 1986. See Article 1 of AUCIOA - Applicability, and § 34.08.990 (Definitions).
Alaska Nonprofit Corporation Act, Alaska Stat. § 10.20.005, et seq.: The Act governs nonprofit corporations with regard to corporate structure and procedure. If an association is organized as a nonprofit, as is the case with most Alaska associations, it will be governed by the Nonprofit Corporations Act. Visit Alaska's Department of Commerce, Community, and Economic Development to find an association's corporate status.
Alaska Solar Easement, Alaska Stat. § 34.15.145. The statute provides that to protect property exposure to the direct rays of the sun, any person may grant a written easement to another. The statute also provides guidelines for the composition of the solar easements.
Alaska State Commission For Human Rights (Act), Alaska Stat. § 18.80.010, et seq.: The Act is designed to eliminate and prevent discrimination in employment, in credit and financing practices, in places of public accommodation, in the sale, lease, or rental of real property. See § 18.80.200 (Purpose). Section 18.80.240 of the Act protects people's right to access all housing opportunities without discrimination based on sex, marital status, changes in marital status, pregnancy, race, religion, physical or mental disability, color, or national origin. The Act was modeled closely after the federal Fair Housing Act (FHA). Aggrieved persons have the right to have their discrimination claims heard before the Alaska State Commission for Human Rights, HUD, or file a private lawsuit in federal or state court.

Alaska State Commission for Human Rights - The Commission has the authority to investigate alleged housing discrimination violations. It may issue a charge if it concludes probable cause exists to believe that unlawful discrimination has occurred.
Alaska Real Estate Commission - The Commission is responsible for real estate professionals' licensure, education, and discipline.
Alaska Department of Law - The attorney general's office is vital in protecting the state's citizens.
U.S. Department of Housing and Urban Development - Alaska
Consumer Financial Protection Bureau (CFPB) - This is the primary federal agency responsible for enforcing the Federal Fair Debt Collection Practices Act (FDCPA), which prohibits debt collectors from using abusive, unfair, or deceptive practices when attempting to collect a debt.
HOA INFORMATION AND DOCUMENTS
Association Records, Alaska Stat. § 34.08.490. Financial and other records must be made reasonably available for examination by a unit owner and an authorized agent of a unit owner. See also, § 34.08.590 (Resale of units), § 34.07.290. (Examination by apartment owner of receipts and expenditures) for condominiums created before January 1, 1986, and § 10.20.131 (Books and records) for condominium and homeowner associations organized as nonprofit corporations.
Alaska Homeowners' Association Directory - Find an association's contact information, list of active board members, articles of incorporation, and important corporation information by searching for the subdivision or community name. See also Division Of Community & Regional Affairs.
Alaska Recorded Document Search - Visit your county recorder's office to find HOA documents, like CC&Rs, Amendments, Bylaws, HOA Notices, Subdivision Maps, Plats, Recorded Land Surveys, Deeds, Deeds of Trust, Liens, and Judgments. Search under the subdivision or community name.
Office of the State Assessor - Gain access to all property information, including maps, lot line adjustments, surveys, deeds, and other essential property documents.

The Alaska State Legislature - Search your state representative and the legislation (or, "statutory law") database.
Alaska Court System - Find court information, self-help, forms, court documents, search cases, and legal opinions.
Alaska Bar Association - The association provides public access to a lawyer directory, lawyer referral service, and free or low-cost legal services.
Alaska Legal Services Corporation - The corporation provides free civil legal services to low-income Alaskans, veterans, or the elderly.
Disability Law Center of Alaska - The agency offers free legal services to people whose rights have been violated or who have been discriminated against based on their disability.
American Arbitration Association - Find alternative dispute resolution (ADR) information, tools, and services.
