HOA LAWS AND REGULATIONS
Federal laws - In addition to state law regulations, the federal government has laws that govern the operation of homeowners' associations, condominiums, and other residential properties in the state of Utah.
Utah Condominium Ownership Act, Utah Code Ann. § 57-8-1, et seq.: The statute governs the formation, management, powers, and operation of condominium associations that expressly elect to be governed by the Act by recording a declaration with the county recorder of the county in which the condominium project is located. See § 57-8-2.
Utah Community Association Act, Utah Code Ann. § 57-8a-101, et seq.: The Act governs the formation, management, operation, and powers of all residential lots located within the jurisdiction of an association except those that are created under the Condominium Ownership Act. See § 57-8a-102(2).
Utah Revised Nonprofit Corporation Act, Utah Code Ann. § 16-6a-101, et seq.: The law governs the corporate structure and procedure of nonprofit corporations in Utah. If a condominium or homeowners' association is organized as a nonprofit corporation, it will be governed by the Act. Visit the Utah Divisions of Corporations and Commercial Code to find an association's corporation status.
Utah Fair Housing Act, Utah Code Ann. § 57-21-1, et seq.: The law protects people's right to access all housing opportunities without discrimination based on race, color, religion, sex, disability, familial status, source of income, national origin, sexual orientation, or gender identity. § 57-21-6.
These state-level protections are similar to the federal Fair Housing Act (FHA). Victims of housing discrimination may file a complaint with the Utah Antidiscrimination and Labor Division, HUD, or file a private lawsuit in federal or state court. SOLAR RIGHTS AND EASEMENTS
Solar Energy System - Prohibition or Restriction in Declaration or Association Rule, Utah Code Ann. § 57-8a-701. Any prohibitions on the use of a solar energy system are void and unenforceable, provided the system in question is up-to-code. Restrictions on a solar energy system's size, location, or manner of placement not affecting cost, efficiency, or performance are allowable. See also, Utah Code Ann. §§ 57-8a-702, 57-8a-703.
Restrictions for solar and other energy devices, Utah Code Ann. § 10-9a-610. Under the law, deed restrictions or covenants cannot prohibit the installation of solar collectors, clotheslines, or other energy devices on lots or parcels covered by the plat or subdivision. Solar Easements, Utah Code Ann. § 57-13-1 et seq. The statute provides that to ensure adequate exposure of a solar energy system, any person may grant a written solar access easement to another. The statute also provides guidelines for the composition of the solar access easements.

Utah Antidiscrimination and Labor Division - The Division has the statutory authority to investigate alleged violations of housing discrimination and may issue a charge if it concludes probable cause exists to believe that unlawful discrimination has occurred. Utah Code Ann. § 57-21-8.
Utah Attorney General - The office plays a vital role in protecting the state's citizens.

Utah Homeowners' Association Directory - Find the association's contact information, list of active board members, articles of incorporation, and important corporation information by searching for the subdivision or community name.
Utah Recorded Document Search - Visit your county recorder's office to find HOA documents, like CC&Rs, Amendments, Bylaws, HOA Notices, Subdivision Maps, Plats, Recorded Land Surveys, Deeds, Deeds of Trust, Liens, and Judgments. Search under the subdivision or community name.
