HOA LAWS AND REGULATIONS
Federal laws - In addition to state law regulations, the federal government has laws governing the operation of homeowners' associations, condominiums, and other residential properties in Wyoming.
Wyoming Condominium Ownership Act, Wyo. Stat. Ann. §§ 34-20-101, et seq.: The statute governs condominium associations in Wyoming.
Wyoming Nonprofit Corporation Act, Wyo. Stat. Ann. §§ 17-19-101, et seq.: The law governs the corporate structure and procedure of nonprofit corporations in Wyoming. If a condominium or homeowners' association is organized as a nonprofit corporation, it will be governed by the Act. Visit the Wyoming Secretary of State to find an association's corporation status.
Wyoming Fair Housing Act, Wyo. Stat. Ann. §§ 40-26-101, et seq.: The law protects people's right to access all housing opportunities without discrimination based on race, color, religion, sex, disability, familial status, or national origin. See §§ 40-26-103 through 40-26-109. See also, §§ 40-26-110 through 40-26-112 (exemptions), and Wyo. Stat. Ann. § 35-13-201 (Generally; service and assistance animals).
These state-level protections are similar to the federal Fair Housing Act (FHA) and the Americans With Disabilities Act (ADA). Victims of housing discrimination may file a complaint with the U.S. Department of Housing and Urban Development or file a private lawsuit in federal or state court.

Wyoming Solar Rights Act, Wyo. Stat. Ann. § 34-22-101, et seq.: The Act establishes that the beneficial use of solar energy is a property right. § 34-22-103(a) (Declaration of solar rights). The Act defines a "solar right" as a property right to an unobstructed line-of-sight path from a solar collector to the sun, which permits radiation from the sun to impinge directly on the solar collector. See § 34-22-102(a)(ii) (Definitions). An instrument granting solar permits and the transfer of solar rights must be recorded describing the dimensions of the collector surface, the direction of orientation, the height above ground level, and the collector's location on the solar user's property. § 34-22-106.

HOA INFORMATION AND DOCUMENTS
Association Records and Reports (part of the Wyoming Nonprofit Corporation Act), Wyo. Stat. Ann. § 17-19-1601 requires nonprofit corporations (incorporated condominium and homeowners' associations) to retain specified documents, including meeting minutes, accounting information, and membership lists. Subject to certain conditions, members are entitled to inspect and copy any of the corporation's records after written notice. §§ 17-19-1602(b) and 17-19-1603.
